Springs Openers Doors

Garage Doors in IslingtonAn old opener,
brought up to date.

Many openers still running in Islington predate photo-eyes and rolling-code remotes. Replacing one brings a quieter motor, a battery backup for power cuts, sensors that stop the door for a child or a pet, and remotes that cannot be copied from the driveway, all installed and tested in a single visit.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 58 in 100 homes · older homes
  • About 58% of homes in Toronto were built in 1980 or earlier, according to the 2021 Census.Older houses frequently have a garage door that was replaced once already, sometimes with a door chosen for the opening rather than the building. When that door reaches its end, there is a chance to pick a style that suits the house properly, and we measure with that in mind.
  • Single-detached houses make up about 23% of homes in Toronto (2021 Census).Attached housing frequently has tandem or tight garages with limited headroom and little side room, so replacement openers and tracks are chosen to fit those dimensions. A low-headroom track kit or a wall-mounted jackshaft opener often solves what a standard unit cannot.

Cold snaps take a toll on springs already near the end of their life. A coil that was hanging on through the summer often lets go on the first hard frost. These services replace it and its partner properly.

  1. Part 1The panels

    Garage Door Panel Replacement

The inside face of one section has started to bow outward and the outer skin has a soft, wavy look. Tap it and it sounds hollow in places.

  2. Part 2The springs

    Torsion Spring Replacement

After pulling the red release cord, you tried lifting the door yourself and it would barely leave the floor. A door that used to glide up with one hand now takes real effort, which points to the counterbalance rather than the opener.

  3. Part 3The cables

    Garage Door Cable Replacement

There was a sharp crack from the garage, and when you went to look the door had dropped on one side and jammed. A length of cable lies coiled on the floor by the bottom roller.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

The door is the one the builder installed and has never had a part changed. It works, but it clatters, the wheels are hard white plastic with no bearings in them, and the opener sounds like it is labouring more each season.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

For a few days there was a grinding sound whenever the door started moving. Now the motor spins freely and the door stays exactly where it is.

Have a question?

Why does the door need a balance test after being reset?

Balance shows that the springs are carrying the door's weight so the opener only guides it. After a reset the door is disconnected from the opener, raised by hand to the halfway point and released; a balanced door holds there with little drift. If it falls or shoots up, the counterbalance needs adjusting before the opener is reconnected, otherwise the motor strains and the rollers are pushed out of line again.

My key will not turn in the cold. What is happening?

Meltwater has run down the door face into the keyway during a thaw and frozen overnight, or cold has stiffened old lubricant inside the cylinder. Lock de-icer or gentle warmth frees it; hot water is avoided because it refreezes and can crack cold metal. Afterwards the cylinder is dried and given a dry graphite or PTFE lubricant that sheds moisture instead of trapping it.

What should I do while waiting for the visit?

Leave the door in the position it is in and stop using the opener. Move the car and anything else you need out of the garage by another door if you can, and clear the floor near the door so the technician has room to work. If a cable jumped because the door closed on something, leave the object where it was; it helps explain what happened.

How is door balance tested?

With the door closed, the opener is released so the door is free. It is lifted by hand to about a metre, then to fully open, and let go at each point. A door in balance holds its position; one that rises on its own is over-tensioned and one that drops is under-tensioned. The door should also move freely and no faster than the hand pushing it.
